Grant Properties Seeks Permit to Build New Self-Storage Facility in Memphis, TN

Real estate development company Grant Properties LLC is seeking to build a $3.64 million self-storage facility on a 5.7-acre vacant parcel it owns in Cordova, Tenn., a community just east of Memphis. The company filed a permit with the Shelby County Department of Construction Code Enforcement, according to the source. The property is currently zoned for commercial use.

The proposed facility will be named Sentry Self Storage, though it doesn’t appear to be connected to the self-storage chain of the same name that operates four facilities in Florida and Texas.

The development at 8953 Fletcher Trace Parkway is near retail stores and adjacent to a grocery-store shopping center on U.S. Route 64. It’ll include four storage buildings, an office and parking, the source reported.

The property will be designed by Jordan Architects Inc., a San Clemente, Calif., architectural firm that specializes in self-storage design. Memphis-based The Reaves Firm Inc., will serve as the engineer on the project.

Grant Properties is also developing a second Sentry Self Storage facility on 5.4 acres at 6495 Kirby Gate in Southeast Memphis. It will include three buildings. "We're building a first-class, attractive facility we feel can get market share from other existing complexes that have been around a long time, but are not as well kept as ours will be,'' Grant told the source.

Both facilities will feature conference space, kiosks and wine storage. Each will comprise 90,000 square feet of storage space in more than 600 units in a variety of sizes, including some specifically designed for RV and bus storage. The properties will feature an upscale appearance with brick and stone veneers as well as metal roofs, the source reported.

Founded more than 40 years ago, Grant Properties is owned by Milton C. Grant. The company specializes in the design and construction of apartments, new homes, self-storage facilities and shopping centers. It also owns and manages 1,112 multi-family apartments.
