Menomonee Falls, WI, Industrial Building to Be Converted to Self-Storage

Real estate developer Busy Guys LLC has acquired an industrial building in Menomonee Falls, Wis., for $2.15 million with the intention of converting it to a self-storage facility. The 48,000-square-foot building is expected to open this fall with indoor, climate-controlled storage units, according to Nick Keys, a broker with The Dickman Co. Inc./CORFAC International, who represented Busy Guys in the transaction.

The structure at N92 W15800 Megal Drive was formerly occupied by GKN Sinter Metals, a global supplier of metal-powder precision components, which vacated the property earlier this year as part of a facility-consolidation plan, according to the source. The sellers, Dennis Ellmaurer and Thomas Wachs, were represented in the transaction by Adam Matson, senior vice president of NAI MLG Commercial, a Wisconsin-based provider of commercial real estate services.

Busy Guys is affiliated with Milwaukee-based maintenance company Birchwood Snow & Landscape Contractors and operates other self-storage facilities in the area, Keys told the source.
