Developer Seeks Approval to Build Self-Storage Condo Units in Clarendon Hills, IL

Real estate developer Kevin Anetsberger, who owns a parcel of land in downtown Clarendon Hills, Ill., is looking to build a two-story self-storage facility containing 16 units he hopes to sell to individual owners. He may be also open to renting them, according to John Conrad Schiess, an architect with Metropolis Architects & Builders, which is working on the project.

"The units will be individually owned," Schiess told the source. "They will be put up for sale, but we're prepared to rent. It is a unique storage use; it's not where you go to abandon your things."

The land at 227, 229 and 231 Burlington Ave. has been vacant since last year when officials from the Village of Clarendon Hills asked Anetsberger to tear down the existing industrial building. Anetsberger submitted his building-permit application in October, just before the village published plans to rezone the property from industrial to general business district, which would prohibit self-storage, according to the source. The rezoning was part of an amended downtown master plan adopted by village trustees in November.

Village board members discussed the development proposal earlier this year and concluded self-storage would be considered a legal nonconforming use under the original zoning designation. If the project receives design approval, it will still need to go through the building-permit and development process, according to Dan Ungerleider, Clarendon Hills community development director.

The new storage facility would have access via a gated central courtyard. Unit sizes would range from 750 square feet to 1,000 square feet, Schiess told the source.
