Zoning Exception Clears Way for Self-Storage Development in Jefferson County, CO

Blue Wing Capital Management LLC, a real estate investment-management and advisory firm, has received a zoning exception from Jefferson County, Colo., commissioners to move forward with a planned self-storage project. The firm’s managing member, Peter Shaw, intends to build a 50,000-square-foot storage facility on a 2.56-acre lot at 11645 W. Belleview Ave.

Shaw expects to close on the bank-owned property next month and plans to begin construction in August. The lot had been zoned for commercial development. County planning staff had recommended against the project, but Shaw argued that self-storage was the best use for the property, which has been vacant for several years, according to the source.

"It's an orphan, and this was the highest and best use," Shaw told the source. "This will provide the best longevity."

The 460-unit storage facility is expected to open in January 2016. The property is bordered by a Walgreens retail outlet and a dental facility.

Blue Wing Capital Management sources and manages real estate investments in the industrial, multi-family, office and retail sectors, according to Shaw’s LinkedIn profile.
