Krueger Development Proposes Self-Storage Project for Lincoln, NE

Rick Krueger of Krueger Development has proposed to build a self-storage facility on a plot of land owned by the city of Lincoln, Neb. Krueger would purchase the 9 acres southwest of 84th and South Streets for $775,000 and build a 130,000-square-foot storage facility. The Lincoln City Council held a public hearing on Jan. 12 to discuss zoning for the plan, according to the source.

The facility would include 615 storage units, 22 RV-parking spaces and 14 standard parking spaces, according to a letter from Marcia Kinning of ESP Inc., the civil-engineering firm representing Krueger. The land would need to be rezoned from residential and public use to general commercial and public use, the source reported.

Last summer, the Lincoln Housing Authority proposed buying the land to construct a low- to moderate-income apartment complex containing 72 units. City officials rejected the project after neighbors said they feared the development would lead to an increase in traffic in the residential area.

City officials have so far considered nine proposals submitted by five developers for use of the land. Representatives from the nearby Trendwood neighborhood sent the city a letter in support of the storage project, Steve Werthmann, manager of the city’s urban-development department, told the source. The city council is expected to vote on the proposal at its Jan. 26 meeting.

Based in Lincoln, Neb., Krueger Development builds and leases commercial, residential and multi-family properties.
