IdeaTek Buys Land for Self-Storage Facility Expansion in Haven, KS

Private-investment company IdeaTek Equity Group has purchased land adjacent to its Haven, Kan., self-storage facility with the goal of expanding the property. The purchase was unanimously approved on Tuesday by the Reno County Commission, which owned the 80-by-120-foot lot on Arlington Road.

The existing IdeaTek Storage at 601 N. Arlington Road sits on 1.4 acres and comprises 8,000 square feet of storage space in two buildings. It opened in 1995 with one structure, and a second was added a year later. The addition, expected to be complete by the end of the year, will be tied to the west building and add about 40 percent more storage, according to Daniel Friesen, a managing member. “It’s nearly full all the time,” he said of the storage facility, “so we thought the community needed more room.”

The American Legion in Haven donated the land to the county in the 1940s after closing its building, according to county administrator Gary Meagher. Although the county never developed the property, IdeaTek and Haven city officials have used it to access their adjoining properties. The city also has a small utility storage area on the west side of lot, the source reported.

“IdeaTek asked if we were interested in selling it,” Meagher said. “We contacted the city of Haven to see if they were interested and advertised the sale in the paper [through a legal notice].”

The minimum bid for the land, which was appraised at $5,480, was $5,000. IdeaTek offered $5,600 as well as $1,400 in earnest money. The transaction is expected to close on Sept. 29, Meagher said.

IdeaTek also opened an indoor self-storage facility as part of a mixed-use development in Hutchinson, Kan., in May. The Sand Hills Center conversion project is in a structure that once housed Prosperity Elementary School. The site also contains a 4,800-square-foot event and community center as well as CrossFit Hutch gym.

Based in Buhler, Kan., IdeaTek operates divisions focused on fiber-optic Internet and telecommunications services, outdoor digital billboard advertising, and renewable-energy development. It owns four self-storage facilities in Buhler, Haven, Hutchinson and South Hutchinson, Kan.
