Devon Self Storage Opens Facility on Staten Island

Devon Self Storage opened a new facility this week in Staten Island, N.Y. It is a hybrid facility integrating an existing two-story building with a new four-story building. Devon Staten Island has 925 units and 97,500 rentable square feet.

The development of this facility faced challenges in financing, demolition, design, permitting and construction. The property is located on the shore of Staten Island directly across from the tip of Manhattan, on what is primarily fill material. Devon had to sink more than 400 piles that were each driven 40 feet into the ground.

The company also spent six months working closely with the United States Coast Guard (USCG) to successfully relocate a Coast Guard easement that allowed the company to construct the new building while providing for the uninterrupted security monitoring of the neighboring harbor and waterways by the USCG.

Once all the environmental, USCG, land title and ground preparation work was completed, Devon began construction of the facility that includes an office with a granite floor, a large customer retail area with display space, and counters for merchandise and leasing transactions. The office also has a private manager's office, break room, and restroom.

This is the first Devon facility to include an automatic 24-hour leasing and payment kiosk. The facility also has a drive-through lane and two loading docks to accommodate everything from semi-trailers to pickup trucks. The facility can reduce or eliminate the heating on any or all floors with no impact on water pipes or sprinkler systems. Three floors will offer air-conditioned storage.

In keeping with Devon’s green-development goals, measures were taken to maximize the benefits from adaptive re-use, recycled materials, energy-efficient equipment and insulation design.
