The Tennessee Self Storage Association (TNSSA) has named Allen Baxter, manager of the Nolensville, Tenn., location for A+ Storage of Tennessee LLC, as its 2016 “Manager of the Year.” It’s the second consecutive year and fourth time in five years that an A+ Storage manager has received the award. Ashley Dawn, the former manager of the company’s Mt. Juliet, Tenn., property, received the award in 2015; Betsi Jackson, manager of A+ in Murfreesboro, Tenn., was honored in 2013; and Stephanie Tharpe, the company’s senior vice president of operations, won it in 2012.

Baxter had been previously nominated by A+ executives twice, according to the TNNSA website. Under his stewardship, the Nolensville site increased its revenue by 22 percent in 2016. He also lowered delinquencies to $961 in receivables over 10 days past due, according to an association press release. A+ also gave him its own “Highest Net Rentals” award last year.

Baxter works with several organizations in his community, including the Town Events Committee, the Nolensville Historical Society and the Nolensville Area Business Council. As a facility manager, he actively supports his community by sponsoring the city’s July 4 Celebration, Nolensville Farmer’s Market and local schools, among other events and organizations. His community outreach earned him the A+ 2016 “Community Service Award.”

“It has been my delight to continue to watch him grow in success each year, and it is my honor to nominate such a deserving candidate for this award,” Tharpe wrote as part of Baxter’s nomination.

TNSSA also honored runner-up Amy Calixte, a manager at StorPlace Self Storage in Murfreesboro, Tenn., for “Outstanding Management and Customer Service” in 2016. Calixte, who’s been with the company for five years, increased the average rental rate at her property by more than $30 per unit while maintaining an average occupancy above 94 percent. She also kept an accounts-receivable average of 8 percent for the year. In addition, the property underwent an office remodel, new gate installation and construction of a new building.

StorPlace operates one property in Bowling Green, Ky., and 17 in Tennessee, with a heavy concentration in Nashville.

Founded in 2003, A+ Storage operates seven facilities in Fortress, La Vergne, Mt. Juliet/Providence, Murfreesboro, Nashville, Nolensville and Spring Hill/Columbia, Tenn.
