Supplier Spotlight: Ace Security Inc.

One small security company is proving that a combination of excellent service with high-quality products installed by conscientious people is a sure formula for success. Ace Security Solutions, based in Phoenix, is a one-man operation serving self-storage clients from Arizona to Canada. Founded by Don Grimm in 2002, the company provides security design, access control, individual door alarms, cameras, intercoms and gate operators.

Ace is a home-based business for good reason, Grimm says. The companys size means it is streamlined and fast-acting. I can be very competitive with labor costs and still deliver unequaled quality.

Grimms exemplary service is backed by his industry knowledge. His experience dates back to the mid-80s when he was installing security systems for Hardy Good of MiniCo Inc. Grimm was also a former project manager for PTI Integrated Systems for four years, and Ace now installs equipment exclusively from PTI. I feel the company supplies the best products available for the money, he says.

Although Ace uses only one subcontractor and the occasional laborer, Grimm is the only employee. By doing all work himself, he ensures every detail of the operation is performed correctlya factor he considers to be his major advantage.

With Ace, the facility operator is not going to have to deal with a different technician each time a problem occurs. Im a perfectionist and take great pride in my work, he says. Grimm not only installs equipment, he will do a complete consult and advise an owner on the security setup needed for the facility.

Security at a Minimum

Theres no magic formula to determine the amount of security equipment each facility needs, Grimm says. The three priorities for a storage operation are access control, cameras and individual door alarms, but budget is also a concern when considering security systems or service. Owners should research the best system they can get for their dollar, he says. A well-designed system should give the customer the impression of a safe, secure environment for his goods.

Grimm recommends that a facilitys security equipment cover the perimeter, office and gates at a minimum. Property and facility configuration will dictate how many perimeter cameras should be installed for maximum monitoring. Fortress-style stores with a 10-foot back wall and U-shaped configuration may require fewer cameras than straight row buildings. The sophistication of the monitoring and digital video recorder is also a factor in the cost of the equipment.

The number of monitors displayed in an office is determined by how much space is available and the information the owner wants the manager and customers to see. Ideally, there should be at least two monitorsone for the site graphics and another for the cameras.

Building New or Retrofitting

Whether building a new facility or retrofitting an existing one, the security system should always be considered at the start of the design phase. Early planning will avoid expensive change orders or problems placing wiring and conduit after foundations and walls are installed. Unfortunately, the security system is often an afterthought in the design of a new facility, Grimm says. But failure to plan early for the system can be costly. For example, an owner might focus on the cost of equipment and installation but neglect to budget for the electrician who has to place the high-voltage wiring.

If an owner is considering retrofitting an existing facility, Grimm recommends upgrading cameras and monitors and adding individual door alarms. The new wireless systems allow operators to add alarms without having to open units.

Marketing Through Satisfied Customers

Word-of-mouth from satisfied customers is Grimms greatest advertising tool. Many of his existing customers are spreading the word about his service. The company does not advertise in magazines or exhibit at tradeshows. But Grimms creed of Quality lingers long after the price is forgotten keeps generating new business from referrals.

The Ace reputation has expanded beyond Arizona too. Grimm does work in neighboring states and has a couple of special customers in the Midwest. Ive traveled as far as Puerto Rico and Calgary for work, he says.

Ace clients vary from PTI customers to a select few repeat facilities. Grimm admits that being the sole owner of the company means he can be selective. Although Grimm enjoys being self-employed and the freedom that affords, good customer relationships are important to him, and he understands his business is actually dictated by customers needs. At the end of the day, its this dedication to service that promises continued success.
