The Lakeway, Texas, Zoning and Planning Commission has agreed to recommend an amendment to the city’s comprehensive zoning plan that could impede a proposed self-storage facility south of Kollmeyer Drive. The ordinance would restrict light-industrial uses, including self-storage, to north of Kollmeyer Drive, while allowing commercial office and retail uses on the south side of the street.

Commissioners began discussing the issue on March 5 after the owner of a property tract south of Kollmeyer Drive requested a zoning change and special-use permit to develop a self-storage facility. On April 2, the commission voted in favor of denying the zoning change to the tract but approving the special-use permit. The recommendations will be made to the City Council.

City staff also recommended against the zoning change, using Kollmeyer Drive as a dividing line between commercial uses. “All land uses north of the line are inherently commercial/light industrial—storage facilities, auto repair, almost the beginnings of an industrial park,” said Troy Anderson, Lakeway’s director of building and development services. “On the other side is predominantly office and retail zoning.”

Some neighboring commercial owners spoke in favor of the storage facility, arguing it would have less impact on traffic and noise than other types of uses. Resident William Logan said he was concerned home property values adjacent to the proposed storage location would go down.

The City Council is expected to discuss the issue during its meeting on April 21.
